Field Appraisers will be reviewing properties located in the Town of Lusk in the High School, Frontier Village, and Mayes Additions as well as those properties south of Seventh Street and east of Main Street in the pioneer Townsite Company’s Fifth and Wucherer Additions.
Rural Niobrara County properties to be reviewed include the northern third of the county which encompasses properties east and west of US Hwy 85 and north of Wasserburger Road, Old Highway 85, and Cow Creek Road.
On-Site Review of Properties within Niobrara County
The Niobrara County Assessor’s Office conducts an on-going and continuous program of reviewing all properties. This review includes checking the size, type, condition and other characteristic information of all improvements on the property. These field checks are required by Wyoming Statutes and Department of Revenue Rules to ensure the information used in the valuation of properties is current and accurate. In addition, new construction and changes are reviewed and listed for assessments.
The Niobrara County Assessor's Office has a staff of two Field Appraisers conducting these inspections. Both of these employees have photo identification that is issued by the Niobrara County Assessor's Office. They operate a county vehicle with signage on the doors that identify them as the Niobrara County Assessor's Office. The first step in every property visit is to go to the door, identify themselves and explain the purpose of their visit. If no one is home, they leave a ‘Door Hanger’ stating date and time of the visit, our office phone number, and notes on any information that may be needed. |
